The 15-Month Wait-Out Period Is Gone. Here's What It Means For You.

The 15-month wait-out period, introduced in September 2022, has been removed with immediate effect. Private property owners can now purchase a non-subsidised HDB resale flat without serving any waiting period after selling their private home.

What Changed

With immediate effect from 28 July 2026, private residential property owners can purchase a non-subsidised HDB resale flat without any wait-out period, provided they are not taking an HDB housing loan. This applies to all flat sizes and to Singapore Citizens of all ages.

What Has Not Changed

The 6-month disposal requirement still applies. Private property owners who buy an HDB resale flat must still dispose of their private property within 6 months of completing the HDB purchase. The 30-month wait-out period for BTO flats still applies.

What This Means For The Market

The immediate effect is an expansion of the buyer pool for HDB resale flats — positive for sellers. If you have been holding off listing your HDB flat, the policy change is an argument for moving sooner rather than later.
