The marketed area of a new launch unit is the strata area — which includes shared spaces like corridors and lift lobbies. The internal floor area is almost always meaningfully smaller. The difference between a 1,100 sqft strata unit and a 900 sqft internal area is 200 sqft — which matters considerably for furniture placement and livability.
Layout Efficiency
An efficient layout uses most of its space as usable living area, with minimal wasted corridor or awkward angles. Rectangular living and dining rooms are more furniture-friendly. Bedrooms should be square or near-square, not long and narrow.
Facing And Natural Light
In Singapore's tropical climate, north-south facing units get consistent indirect light without the brutal afternoon west sun. East-facing units get morning sun (pleasant). West-facing units get afternoon sun (harsh and warm). Check the site plan alongside the floor plan to understand what the view from each window will actually be.
Resale Readability
Unusual layouts, awkward room proportions, or sacrificed storage often become liabilities at resale even if they seemed acceptable at purchase. Read the floor plan from the perspective of a future buyer, not just your current preferences.
