Most HDB owners know about the Minimum Occupation Period. What fewer people do is use the time productively. The families who transition most smoothly are the ones who spend the 12 months before MOP ends getting ready.
Months 12–9: Know Your Numbers
Check your CPF statement to understand accrued interest and your expected net proceeds. Get your outstanding mortgage balance. Estimate your flat's current market value using recent transacted prices in your area. That net proceeds number is your actual starting point.
Months 9–6: Get Your Finances In Order
Improve your financial position before applying for a bank loan. Repay outstanding credit card debt or personal loans. Check your credit bureau report for any issues. If upgrading jointly with a spouse, make sure both income histories are clean and documented.
Months 6–3: Research Your Target
Seriously shortlist your target property. Study districts, look at launch pipelines, attend showflat previews where available. Being on developers' preview lists takes time — don't wait until after MOP to start this.
The Final 3 Months
Get a formal bank loan In-Principle Approval. Engage a conveyancing lawyer. Decide on your sequence — sell first or buy first. When MOP expires, you're not starting a process. You're pressing go on one that's already been prepared.
