Private property within 500 metres of an MRT station consistently demonstrates stronger price resilience and rental demand than equivalent properties further from transit. Not all units are equal. Units facing east typically get morning sun without the brutal afternoon heat. North-south facing units are generally more comfortable in Singapore's climate.
